My name is Kelsi Ward, I’m a wife, a mom to a firecracker of a child named Emma Grace, and a realtor. Naturally, I’m obsessed with spending all my free time playing and exploring with my little family. ⁣

I love all things training and nutrition.⁣

Around 27 years old I fell in love with flipping real estate, right after having my daughter. I’ve always been on the “other side” of the business but this year I decided to go for it and become a licensed realtor!⁣

Right now, I spend most of my days studying the market, building out my systems, and creating a remarkable service— and I love every minute of it. ⁣

For me, what I do is more than just a job, it’s something I picture myself doing for years to come because it allows me to use my passion and pay it forward. ⁣

Six Tips To Help You Stay On Top Of The Market

If you’re looking to buy a home, it’s important not to feel like you’ve missed out on seeing other homes for sale.

Here are six tips to help you stay on top of the market and not miss out on potential properties!

1. Set Up Alerts

Your realtor can set up alerts for new properties that meet your individual search criteria. This can help you stay on top of the market and be notified as soon as a new property is listed.

2. Work With A Proactive Realtor

A proactive realtor can help you stay informed about new properties that come on the market and may even be able to provide you with exclusive access to off-market listings.

3. Schedule Regular Check-Ins

Make it a habit to check your alerts regularly to ensure you don’t miss any new properties. Depending on your market, you can do this daily, weekly, or even ASAP when new homes are listed.

4. Keep Your Schedule Flexible

Being flexible with your schedule can allow you to see properties as soon as they are listed, increasing your chances of being the first to make an offer.

5. Be Ready To Move Quickly

Great homes usually sell fast, so be prepared to move quickly when you find one you really like.

6. Don’t Settle

While it’s important to move quickly, it’s also important not to settle for a property that you’re not excited about. Keep looking until you find the right home for you.

How Many Times a Week Should You Train?

Not seven.

If you’re a beginner, shoot for 3-4 sessions a week.

The last thing you want to do is jump into some intense program and burn out.

Your muscles are new to this, they will respond great!

Master 3-4 days and then decide if you’re ready to come back for more.

If you’re an intermediate, aim for 4-6 sessions a week.

By this point, you’ve probably come to actually like training (yay!)

You’ll want to use more sessions to keep progressing.

Macros And Intuitive Eating

Macro tracking can [and should] be used in part with intuitive eating.

The last thing I want you to do is force feed yourself just to hit your macro targets… or worse, deny yourself food when your body is in need of it.

Eventually, you won’t be tracking what you eat, so we want to develop healthy behaviors outside of tracking too.

In the beginning, tracking is helpful to:

Learn about the foods you eat.

Build upon habits you’re creating.

And gain understanding of your hunger and fullness scale.

The intention is to eat appropriately towards your goals while still honoring your needs.

While you’re tracking, learn to lean on those healthy habits you’re developing!

Habits like:

Eating every few hours so that you’re not overly hungry.

Including protein at each meal.

Buying fresh fruits/veggies.

Staying hydrated, etc.

Seven Steps To Increase Your Chances Of Getting Your Dream Home

Losing out on your dream home to another buyer can be  frustrating, but here are seven steps you can take to increase your chances of getting the home you want:

1. Get Pre-Approved For A Mortgage 

Having a pre-approval letter from a lender shows the seller that you’re a serious buyer and are financially prepared to purchase the home.

2. Move Quickly

If you’re serious about buying a home, it’s important to move quickly and be ready to make an offer as soon as you find “the one”.

3. Make A Strong (and competitive) Offer

There’s a lot of ways to accomplish this from offering the full asking price, a shorter closing, or helping alleviate other needs of the seller.

4. Be Flexible

Similar to the last tip, be flexible with your closing date and other terms to make your offer more appealing to the seller.

5. Work With A Realtor

Your realtor should be able to help you navigate the buying process and give you insights into the local market.

6. Write A Personal Letter

Consider writing a personal letter to the seller explaining why you love their home and why you would be a good fit for it.

7. Don’t Give Up

If you lose out on a home, don’t give up. Keep looking and be ready to move quickly when you find the right home.

These might not be the most conventional tips, but they certainly are things to consider on your home buying journey.

3 Questions To Ask About Your Training

When I’m training do I…

1. Do I feel a burn during my set?

2. Feel a pump in the muscle I’m training? 

3. Feel sore (not destroyed) after I’m done?

For myself and my clients, some exercises get replaced in each new training phase [4-ish weeks] and some stick around for months at a time.

Whether it’s including new movements, increasing intensity, or changing your frequency.

Does Nutrient Timing Matter?

There’s so many approaches to nutrition.

You hear recommendations like:

Never skip breakfast.

Don’t eat after 7:00.

Eat 3-5 meals per day.

Intermittent fast.

And the list goes on…

Nutrient timing will look different for everyone.

Here’s two things to consider:

Aim to eat a protein meal every 3-5 hours to grow and maintain muscle. Eating every few hours will also keep you from getting too hungry and overeating at your next meal.

Shoot for a pre-workout meal 1-2 hours before training. And get in carbs and protein post training within 1-2 hours to refuel.

Home buying can be exciting, but also overwhelming. Here are a few ways to make the process go smoothly:

Determine your must-haves and nice-to-haves.

This will help narrow down your search and make hard choices easier.

Get pre-approved for a mortgage.

This will help you know what price range you can afford and make you a more competitive buyer.

Work with a local realor.

This ensures you have a trusted advisor by your side who knows the area and can guide you through the process.

Be A Weekend Warrior

The easiest way to set yourself up for success is through consistent routine.⁣

The weekend usually has zero routine, which is why we love it… but struggle with it at the same time.⁣ the first few weekends will be the toughest because you’re changing your usual routine.

Take time to create new routines and replace your old activities that don’t align with your current goals.

Literally take out a sheet of paper and write down what a successful weekend would look like.

Dows it include the gym? Rest? Friends? Family? Nail down what you want most.


Don’t expect perfection from yourself and go into f*ck it mode the second you slip up. Just keep practicing.⁣

I touch base with my online clients before and after each weekend [Thursdays and Mondays].⁣

And I try to schedule my in person clients on Mondays because #NewWeekFreshStart⁣

Don’t wipe out an entire weeks worth of progress over the weekend. You’re closer than you think you are.⁣
